USDA Mortgages

  • USDA Mortgages are 100% of purchase price.

  • No down payment is required.

  • Income and number of persons in household determine eligibility.

  • Minimum beacon credit score of 640 required.

  • Available for persons that currently do not own a home.

  • A funding fee is required and can be financed into the mortgage.

  • Rates are fixed and very competitive.

  • Mortgage insurance is about 1/3 of FHA mortgage insurance.

  • Property being purchased must be located in a USDA district.

 

 

FHA Mortgages

  • FHA Mortgages are available if you prefer to make a down payment.

  • Current homeowners with an FHA loan do not qualify for a 2nd FHA loan.

  • A 3,5% minimum down payment is required and must be in verifiable funds.

  • Very competitive fixed rates are available.

  • Premium mortgage insurance is required on this mortgage.

  • FHA funding fees may be financed into the mortgage.

  • Minimum beacon credit score of 620 is required.

  • Interest rates may be fixed or variable.

  • Higher debt to income ratios are allowed.         

 

Conventional Mortgages

  • Conventional loans require at least 5% down payment.

  • Fixed rates and adjustable rates are available.

  • Excellent credit and job history are required.

  • Total debt to income ratio cannot exceed 45%.
